Access and Manage DataAdvanced PTMS sorting and filtering features give you instant access to your real property data. Real property information can be sorted by company, site and/or parcel for viewing and editing. Numerous additional information tabs are available to facilitate the entry and retrieval of related data. PTMS keeps a separate annual tax history of each property for easy year-to-year comparisons. Click on screenshot to enlarge Apportion Tax BillsTo secure correct reimbursement of property taxes from tenants and lessees, PTMS allows you to assign apportionment factors to a site, parcel or parcel component. Processed tax bills are then automatically apportioned and the correct "bill-back" amounts exported to your A/R system to ensure accurate and timely reimbursement. Click on screenshots to enlarge Calculate Tax Estimates and AccrualsPTMS calculates tax estimates based on your projected assessed values. Each estimate is segmented to accommodate your accrual method. When the tax bill is processed, PTMS will reconcile your accrued tax estimate with the actual tax amount and automatically make any necessary adjustment in accord with your designated accounting practices. Click on screenshot to enlarge Customize PTMS to Meet Your NeedsThe PTMS Dictionary allows you to rename PTMS data fields with your own business terms. For example, you can replace the PTMS term "Lessee" with "Tenant" or "Location" with "Office". You can use your own industry-specific unit value terms, such as square feet, acres, rooms, beds, etc. for all on-screen viewing and printed reports. PTMS will also use the same accounting codes you currently use (e.g., A/P account numbers, and vendor codes) when exporting tax payment requests to your A/P system.
